Rogers runs from prewar housing near downtown and along Second Street out to the newer development around Pinnacle Hills and Pleasant Grove. When an assessor values thousands of parcels on a four-year cycle, homes at the edges of that range are the ones that get generalized. An older Rogers house with original systems can end up carrying a value built off renovated neighbors, and a home backing Interstate 49 or a commercial corridor can end up priced as if it sits mid-block.
