Siloam Springs Property Tax Guide

Siloam Springs is far enough west that its market moves on its own. A countywide reappraisal does not always notice that.

Siloam Springs sits on the Oklahoma line, about 30 miles west of the Bentonville and Rogers corridor that drives Benton County's numbers. It has its own school district, its own millage, and a housing stock that skews older than the county average, including a substantial stretch of historic homes near downtown. The county reappraised everything in 2024 and put the countywide increase at 66 to 67 percent. Whether Siloam Springs moved that much on your street is a question worth asking, because that value now holds until 2028.

The older neighborhoods around downtown and the university are where the strongest cases usually sit. Historic homes vary enormously in what has actually been done to them, and a county record cannot tell an updated interior from an original one. Two houses of the same footprint and year can be decades apart in condition and still land within a few thousand dollars of each other on the assessment roll. That is the gap to document.

How the appeal process works

  1. 1

Verify what the county thinks you own

Look up your parcel and read the record. On older Siloam Springs homes, watch for unheated additions counted as living area, attic space listed as finished, and outbuildings valued as if they were sound.

  2. 2

    Build the condition file

Knob and tube wiring, original plumbing, foundation settling, a roof past its life, and unabated moisture all reduce market value and none of them show from the curb. Photograph each one with a date and get written repair estimates where you can.

  3. 3

Use local sales, not county averages

The county's reappraisal figure describes Benton County as a whole, and the western side of the county does not price the same as the Bentonville corridor. Sales within Siloam Springs are the relevant evidence for a Siloam Springs house.

  4. 4

    Pull comparable assessments

Benton County points owners toward similar nearby properties assessed for less. Property record cards are public. Print the ones that support you and bring them to the review.

  5. 5

    Informal review, then the board

The assessor opens informal reviews in late July. It is a drive to Bentonville or a phone call. If it does not resolve, petition the Board of Equalization before the August deadline. You can do it by letter or through an agent, and the decision comes in writing within 10 business days.

Common reasons to appeal

  • +An original-condition older home is assessed like a renovated one
  • +Unheated additions or porches are counted as finished living area
  • +The record carries outbuildings or a shop that are no longer usable
  • +Siloam Springs sales do not support the countywide reappraisal increase
  • +Structural, roof, or moisture problems have never been reflected
  • +Acreage on the edge of town is valued as if it were in-town residential land

Frequently asked questions

How do I prove an older home is in worse shape than the record shows?
With documentation, not description. Dated photographs of each problem, written contractor estimates for the repairs, and any inspection report you have. Benton County's own appeal guidance tells owners to document errors and condition with photos, which is a direct invitation to bring them.
Is my millage different from Bentonville's?
Yes. Siloam Springs has its own school district and its own city rate, and Arkansas millage is set by school and city code rather than countywide. The rate that applies to your parcel is on your tax statement, and the state publishes a millage report for every code in Benton County each year.
How long does the process take?
The informal review is usually resolved in a call or two during late July and early August. If it goes to the board, you are scheduled during the August season and the written decision arrives within 10 business days of the hearing. A county court appeal, if you file one, runs on a longer timeline into the fall.
Can I handle this without driving to Bentonville?
Yes. Arkansas law lets an owner appeal in person, by petition, or by letter, and lets an agent act on the owner's behalf. The board also offers evening hearings during the season for people who cannot get away during the day.
Does a reduction reach my bill right away?
That depends on where your taxable value sits relative to your appraised value, and both are on your statement. Amendment 79 holds homestead taxable value to 5 percent growth a year, so long-tenured owners often have a gap between the two. If your numbers are close, the savings show up on the next bill. If there is a gap, the reduction lowers the ceiling those yearly increases are climbing toward, and it corrects the record the county will carry into the 2028 reappraisal.
What credits apply to a Siloam Springs homestead?
The $600 homestead credit applies to your principal residence anywhere in Arkansas, and owners 65 or older or disabled can freeze the taxable assessed value on that homestead. Both are handled by the Benton County Assessor. FairAppeal can occasionally help with exemption applications too. Email hello@fairappeal.com if you want us to take a look.
