Bella Vista was laid out lot by lot across ridges, ravines, and lake frontage, which is a hard shape for mass appraisal. Two parcels of identical recorded acreage can differ enormously in how much of that ground is actually usable. On top of that, Bella Vista has a much older population than the rest of Benton County, and Arkansas freezes the taxable assessed value on the homestead of anyone 65 or older. That freeze decides, more than anything else, whether a lower appraised value shows up on your bill.

Bella Vista spans more than one school district, so the millage on your statement depends on where in the city you sit. Beyond that, the housing stock covers everything from original 1970s and 1980s vacation cottages to homes built in the last five years, often on the same street. When an appraiser generalizes across that mix, the older properties tend to absorb value that belongs to the newer ones. Golf course frontage, lake proximity, and steep unbuildable slope are the three features most likely to be applied bluntly across a whole subdivision rather than parcel by parcel.
Check whether the freeze already applies to you
If you are 65 or older or disabled and your homestead freeze is on file, your taxable assessed value is locked at the year you qualified, so a lower appraised value will not move this year's bill. It is still worth getting the record right. The frozen figure should be based on accurate square footage and condition, and the appraised value governs again if the property is sold or improved.
Measure your usable land against your recorded acreage
Pull the parcel map and compare it to the ground. Ravines, rock, drainage easements, and slope steep enough to rule out a building pad are not worth what flat, buildable acreage is worth. Photographs and a plat are the evidence here.
Separate your house from your neighbors' vintage
Find record cards for homes near you of the same era and construction. If a 1980s cottage is assessed near what recent construction down the street carries, that gap is the argument.
Document condition honestly and completely
Older Bella Vista homes commonly have original HVAC, aging septic, settling on sloped lots, and roofs at the end of their life. Photos with dates and contractor estimates carry more weight than a description.
Work the informal review, then the board
Call the assessor's office in late July for the appraiser covering your area. If that does not resolve it, petition the Board of Equalization by August 17. You can file by letter or through an agent, and the written decision comes within 10 business days.
