Is my Truro assessment too high?

If the number on your Truro bill looks high, do not wait for a generic November 1 label. Truro runs a thirty-day clock off the October mail date.

A Truro abatement is due thirty days after the October tax bills are mailed, and it is heard by the Truro Board of Assessors, not the Tax Collector.

Truro, MA · Barnstable County

A Truro number can look high when Outer Cape sales and a thin year-round inventory move the model on streets nobody walked. Second homes do a lot of that lifting. Values are set as of January 1, and the tax follows that figure until someone takes it up with the Board of Assessors.

When do I have to act on my Truro tax notice?

Truro does not use a November 1 label. The town mails first-half bills in October and sets the abatement for thirty days after that mail date. FY26 mailed October 27 and closed November 26 at 4 pm. The printed due date on the first-half bill is the one that controls.

Do I deal with the assessors or the collector on my Truro bill?

The assessors. Truro's own page sends the value question to the Board of Assessors, not the Tax Collector. Paying the bill and asking about the number are different offices. If the town does not resolve it, the next rung is the state's Appellate Tax Board.

Why does my Truro bill feel too high?

Truro values property as of January 1 using sales in a small Outer Cape market. Second homes and a thin year-round inventory can lift streets that never sold. FY26 used calendar 2023 and 2024 sales at a $6.17 residential rate. The tax bill then follows that January 1 number.

Can FairAppeal take my Truro case?

Not yet. Massachusetts is not a live FairAppeal market. When it is, there are no upfront costs. You pay only if FairAppeal saves you money, and the fee is a percentage of your first year's tax savings. Until then, this page is only the Truro clock, not a filing kit.

Is the Truro residential exemption the same as an abatement?

No. An abatement is about whether the assessed value is too high. The residential exemption is for people who are domiciled in Truro year-round, and it is often due April 1. This page is only the fall value question on the tax bill.
