A Chatham number can look high when Lower Cape waterfront and second-home sales pull streets the model never walked. A vacation house can also carry a personal-property bill on furnishings. Values are set as of January 1, and the tax follows that figure until someone takes it up with the Board of Assessors.
Chatham bills twice a year. An abatement is due the same day as the first actual tax bill of the fall, not a preliminary. When the calendar date lands on a weekend, the town has closed on the next business day. Last year's first-half window closed November 3.
The Chatham Board of Assessors. Chatham does not send assessed-value questions to a county board. If the town does not resolve it, the next rung is the state's Appellate Tax Board. That path stays with the town and the state board.
Chatham values property as of January 1 using sales, including second homes and waterfront comps that can pull quieter streets. A vacation house can also get a personal-property bill on furnishings the town treats as taxable. The real-estate number then sits on the bill until someone takes it up.
