How will I see the savings?

After a successful appeal, your assessed value is lowered and your tax bill is adjusted. If taxes are paid through escrow, you’ll typically see a lower monthly mortgage payment. If you pay directly, you may receive a refund or a credit on a future bill.

After a successful appeal, your assessed value is lowered and your tax bill is adjusted. How the savings reach you depends on how your property taxes are paid.

  • If your taxes are paid through a mortgage escrow account, the reduced tax bill is reflected at your lender’s next escrow analysis, which typically results in a lower monthly mortgage payment going forward.
  • If you pay your taxes directly and have already paid in full, your local tax office will typically issue a refund. In some jurisdictions, such as many Ohio counties, the overpayment may instead be applied as a credit on your next tax bill.

Occasionally, homeowners pay property taxes in installments. In those cases, the reduction is generally applied to your remaining payments or credited toward future bills.
