Is my Rockport assessment too high?

A Rockport number can look high when Cape Ann coastal and second-home sales pull quieter streets the model never walked. Values are set as of January 1, and the tax follows that figure until someone takes it up with the Board of Assessors. Second homes can also carry a personal-property bill.

When do I have to act on my Rockport tax notice?

Rockport bills twice a year. Town billing puts each installment due thirty days after the bill date. An abatement is due with the first actual fall installment, on or before that due date. The printed date on the fall bill is the one that controls.

Who hears a Rockport tax case?

The Rockport Board of Assessors, elected by the voters. Assessed-value questions stay with the town, not an Essex County board. If the town does not resolve it, the next rung is the state's Appellate Tax Board. Second-home personal property is a separate line the Board also reviews.

Why does my Rockport bill feel too high?

Rockport values property as of January 1 using Cape Ann coastal sales, including second-home stock. A thin year-round inventory can lift streets that never sold. The tax bill then follows that January 1 number until someone takes it up with the Board.
